$7,500,000 - For Sale

Exclusive

Once-in-a-lifetime opportunity to own a rare, unmatched wilderness parcel close to Algonquin Park with nearly 800 acres, its own private lake AND one-mile of shoreline on Kawagama Lake together with an upscale, architecturally designed Discovery Dream Timber Frame Home (2006) with numerous fireplaces (incl. pizza oven), 7 bedrooms, 5 bathrooms, screened-in verandas, radiant in-floor heating on two floors, uniquely designed high ceilings and many more stellar features. Entirely off the grid ~ no utility bills. Well insulated & triple-pane windows for extreme efficiency. Tranquil location at the east end of Kawagama Lake, away from boat or snowmobile traffic. Two legal right-of-ways. Attached 3-car garage and an enormous 4-bay β€œtoy shed” (54’ x 34’). Satellite TV, cell phone and internet are available. Two excellent docks & concrete boat ramp. Miles of roads & trails on the property for exploring. 4-season road access potential. Truly one-of-a-kind property, within 3 hrs of the GTA!

The subject property is remote and secluded yet has access to the lake and marina and is accessible by roads year round if required. Β There are 4 km of roads on the property for ATVing or snowmobiling and a more extensive set of trails for more adventurous ATVing, snowshoeing, cross-country skiing, hiking, hunting, etc. Β The east end of Kawagama Lake, the largest lake in all of Haliburton, experiences very little in the way of boat or snowmobile traffic versus the busy Muskoka Lakes. The area is famously known for being at the head waters and is also sourced by waters flowing from Algonquin Park into Kawagama Lake and then down toward Lake of Bays and the other 3 large Muskoka lakes before reaching Georgian Bay.

Kawagama Lake is an excellent lake to catch small mouth bass and lake trout in. It is also surrounded by a lot of crown land which has old logging trails that are popular for snowmobiling (groomed by snowmobile club), ATVing, hiking, cycling, hunting, etc. The subject property is surrounded by large tracts of private land and away from the crown land.

The home was built in 2006, designed & inspired by the owner, i.e. builder of the largest LEED Platinum(R) (highest environmental standard) building in Canada. Β

The home is completely off grid and relies on 7kW of solar power along with a large battery bank for stored energy. Β Heat is via forced-air propane. Β The basement of the cottage is built with insulated concrete from and the upper floors have over six inches of foam insulation, and it has Loewen triple glazed windows. Β Most of the house in the winter can be heated with the central ceramic fireplace (that also has a built-in pizza oven), which heats up all of the stone and radiates the heat out. Β The fireplace will keep the fire alive overnight and can be restarted in the morning, simply by stirring the burning embers and adding more wood. Β The cottage also features hydronic in-floor heating throughout the cottage, making for a very comfortable environment. Β The overall design has been designed with passive solar in mind with large overhangs to shelter the windows from the sun, resulting in a cottage that feels like it is air conditioned even on the hottest days.

If someone likes nature, there is no shortage of wildlife, trails to hike and areas to explore along with kayaking and canoeing up the windy hollow river or boating in the bigger part of the lake.
